After a leak: drywall repair in Yelm

We start water damage drywall repair in Yelm once the leak is fixed and the restoration work is done, replacing soaked board and finishing the wall or ceiling to match. The repair goes as far as the damaged board, which is often farther than the stain.

Replace water-damaged drywall after the leak is handled

Water can damage board and finish after a leak or moisture event. Replacing the drywall before the source is resolved can put the repair ahead of the drying or mitigation work that the responsible provider needs to complete.

After the moisture source is addressed, Solis replaces damaged board and restores the requested texture or finish. Leak repair and mitigation stay with the responsible provider; the drywall work can then bring the affected wall back through board replacement and surface preparation.

  • Damaged board replaced after moisture work is complete.
  • Texture or finish restored with the repair.

Review the board after the leak or water source is fixed

A stain doesn't show what's behind the paint. Once the leak is fixed and any drying is done, we check the board, the seams and the open cavity. EPA guidance says drywall that is intact, with no swelling or damaged seams, may be dried in place after clean-water damage; anything else comes out. Leak repair, extraction and mold work belong to a restoration company.

Repair the panel and rebuild its visible finish

Where board has to go, we cut back to solid material and fit new pieces with finished joints. A stain on firm board may only need sealing and paint. Texture and paint finish the job, since a repaired area looks different until the surface matches the rest of the wall.

Older Yelm homes before the cut

Yelm has a small stock of pre-1980 homes, about 15%, and joint compound could still contain asbestos until EPA's 1977 ban. In those houses, the joint compound on damaged board should be checked before it's cut out. Washington puts that inspection on the owner, and the restoration company can usually arrange it.

Water-Damage Drywall Repair questions in Yelm

Does drywall repair include fixing the leak or drying the wall?

No. A plumber or roofer fixes the leak and a restoration company dries the wall. We rebuild after.

Can every water-stained panel stay in place?

No. EPA guidance says intact board with no swelling may be dried in place after clean water; swollen board or damaged seams come out.
